We are a premier short term rental boutique hosting firm. Our services include: rental booking, guest communication, calendar management, rental pricing, property marketing, listing optimization, digital guide book set up and maintenance, house cleaner management / turn over management, property performance reporting, rental supplies re-stocking.
Our use of technology. We use software for pricing, guest digital guidebooks, marketing, guest communication and cleaner calendar management.
We charge 20% of the monthly gross revenue of the property + the cleaning fees for the property in the given month + costs of any re-stocked supplies for the property (soap, toilet paper, laundry detergent, etc.).
Yes, there is a $750 set up fee for all new clients of Our Home Rentals. This fee covers the cost of Airbnb and VRBO account creation and guest digital guide book creation for the property. In addition, this fee covers the set up of your property on our hosting management software platforms, including our direct booking platform.
We tailor our services based on the specific needs of each individual client. We can discuss the needs of your specific property and determine what we can assist you with in order to get your property ready for top rental performance. We will quote you a flat rate fee for any additional services.
Yes, we can provide guidance through the process of getting a short term rental license from the Virgin Islands Department of Licensing and Consumer Affairs.
The home owner is responsible for all tax payments to the U.S. government. Airbnb bookings automatically pay out taxes directly to the U.S. Virgin Islands government. However, the home owner is responsible for sending the monthly VRBO and direct booking tax payments to the Virgin islands government.
No. We set up each owner account with direct deposit - every booking payout goes directly into the home owner’s account. The home owner then receives an invoice on the first of every month for Our Home Rentals’ hosting fees.
We send out invoices for all of our properties on the first of every month. The invoice is due and must be paid within 7 calendar days of receipt to avoid late fees.

No, it is not. The home owner is responsible for maintaining the property (lawn services, pool services, etc.). We will certainly report any maintenance concerns and quickly address any maintenance issues at the expense of the owner.

Guest FAQs
It saves you money. Direct booking is more cost effective for you, the guest. You avoid the booking and service fees charged on the larger booking platforms, such as Airbnb and VRBO.
A copy of your government issued ID and a device with camera capability. Your ID will be matched to your face. You will also need a Visa or Mastercard credit card for payment. We recommend using the Google Chrome Internet Browser when booking. We accept Google and Apple Pay.
No. We are happy to offer you direct booking with no service or booking fees. This allows you to save on the fees charged by the larger booking platforms, Airbnb and VRBO. Guest fees on Airbnb are typically around 17%. The guest fees on VRBO range from 12 - 14%. BOOK DIRECT AND SAVE!
100% refund until 60 days before check in; 50% refund until 30 days before check in.
Yes, you pay the 12.5% U.S. Virgin Islands short term rental tax. This is the same tax percentage you would pay on other platforms such as Airbnb and VRBO.
